Simple "fix it" things, like repairing a leaky facet, or a squeaky door can make or break a sale. A clean and uncluttered house will always be more appealing to the buyer than one that is messy. Setting the Selling Price -Evaluation of Your Property Having a realistic evaluation of what your property is worth is essential to establishing the right "Selling Price" for your property. The "Selling Price" is not an imaginary number. It is a price based on calculated indicators: First is knowing the price of recent sales and listings in your area. For this a CMA, or Comparative Market Analysis is your best tool. Once I have seen your property, I will have a CMA for your property within 24 hours. You can request an appointment for a CMA by filling out the Seller's Questionnaire. Second, the best "Selling Price" is also based on the current condition of the market. In a "hot" market for sellers the selling price should be on the high side, where in a "cool" market, the price should be well within the recent sales price. Other issues that determine the right "Selling Price" are personal in nature, like, for instance, you may need to sell within a specific timeframe. The sale of your property should be tailored to your personal situation. The more information I have regarding your expectations, the more I will be able serve you. Marketing Your Property to Sell These days it is not enough to list a property and put it on the local MLS board, hoping some other agent has a client who will buy. Today it is essential to reach out beyond the local area to find the right buyer for your home. This is especially important for properties on Kauai where most of the buyers are from the mainland and other countries. That is why in addition to advertising in the Hawaii MLS, I showcase my listings on five web sites and three publications.
