Services that I will provide for Buyers: With so many Real Estate Agents to choose from, it can be a daunting task to pick the right agent to represent you in buying a home. I do not recommend buying a home without professional Real Estate Agent representation. I believe you should feel comfortable with your agent. Listening is the key. Getting to know what my clients want in terms of style of home, location, and price is the first step to establish a good working relationship. Or you may want to search for your perfect property on your own. You can do that on this web site. All the current Kauai listings can be found by searching the Multiple Listing Service on the "Search for Listings" page. You can email to me any listing you are interested in and I can send you additional information about that listing. Once I know your interests, within 24 hours of your request, I will send you via email all listings of properties that match your request with pictures, and detailed information. I will let you know as soon as new properties become available. Again, send me your "Wish List" on the Buyer's Questionnaire. Once you find a property you want to buy, and before you make an offer on any property, I will research the value of properties of like kind that have sold recently in that area. This service is called a Buyer's CMA, or Comparative Market Analysis consisting of the cost of recent sales, the days on market, and adjustments for differences. With a Buyer's CMA, you can present an offer that is both sensible and attractive to the Seller. The Hawaii D.R.O.A. Deposit Receipt, Offer and Acceptance form is 12 pages long. Whether you are a first time home buyer, or seasoned investor, I am happy to go over the D.R.O.A. with you and explain each part completely. Writing a D.R.O.A. that states your specific needs and requirements will insure a successful purchase. If Financing is necessary I can recommend reputable Mortgage Brokers and Banks on Kauai that can get the right loan for you. Or, you might check out the calculators on the "Finance and Mortgage Calculators" page to get an idea of what you can afford. There is also a 1031 Exchange Calculator on that page for investors too. If you will be relocating from the mainland, I can send you a "Relocation Kit" that has important information about many things: how to pack your things for container transfer, how to find a handy man or gardener on Kauai, what medical facilities and schools are close to your new home, and many other helpful tips and contact information you will need to relocate.
